All prices are based on per room per night and include breakfast.
If you book on-line ie: through booking.com you have 2 options:
a) Non-Refundable, this option allows you to book a room at a reduced rate and payment can be taken by us at any time after booking up until arrival. Please note by choosing this option monies are non-refundable.
b) Upon booking no payment will be taken until you arrive at The Millbrook Guest House, however, if you cancel within 14 days of arrival, we will charge your card to the value of the first night’s stay. Any booking cancelled before 14 days of arrival is free to cancel. Debit or Credit card details are required to secure the booking.
If you book direct with us, we will request that you pay one night’s accommodation, at time of booking, if the booking is cancelled before 14 days of arrival the payment will be returned. If you cancel within 14 days of arrival the payment is non-refundable.

We accept Cash, Debit cards, Visa and Mastercard Credit cards. We do not charge extra for the use of debit or credit cards. We cannot accept cheques, American Express or Diner Club Cards.
We do not accept pets and we operate a no-smoking policy within the property. We have a garden, where guests are welcome to smoke. We would request guests use the garden as opposed to the front of the building or the car park.
We recommend guests take out Travel Insurance to cover the loss of non-refundable deposits (i.e. last minute cancellations) in the event of a change of travel plans.
Terms & Conditions / Cancellation Charges
When booking and/or staying at The Millbrook Guest House you are bound to the following Terms & Conditions:
‘Accommodation’: means the room(s)
‘Agreement’: means the agreement between the Guest and The Millbrook Guest House (us).
‘Guest’: is the person in whose name the booking agreement has been made.
1) Arrivals & Departures
Check in is from 2:30pm - 6:30pm unless otherwise agreed in writing. Keys will be available for collection between these times. Your accommodation will be ready by 2.30pm but we will endeavour to prepare your accommodation earlier if you so request.
Check out, on day of departure is by 10:30am. Late check out’s are available, but must be agreed prior to arrival.
Bookings made through online travel agents ie: booking.com & Expedia or our website are as follows:
a) Non-Refundable, this option allows you to book a room at a reduced rate and payment can be taken by us at any time after booking up until arrival.
b) Upon booking no payment will be taken until you arrive at The Millbrook Guest House, however, if you cancel within 14 days of arrival, we will charge your card to the value of the first night’s stay. Any booking cancelled before 14 days of arrival is free to cancel. If on arrival date the guest does not show or cancels within 2 hours of our earliest check in time of 2.30pm then 100% of the booking total will be charged. Debit or Credit card details are required to secure the booking.
Bookings made through Option b) will require payment in full at time of arrival at The Millbrook Guest House, we accept:
Cash ( a pre-authorisation will still be taken on a debit or credit card)
Credit card – Visa, MasterCard
Group bookings of 3 rooms or more made direct with The Millbrook Guest House, will require a non-refundable deposit of 1 nights accommodation for each room. If the whole booking or any part of the booking is cancelled within 14 days of arrival, the full price of the booking will be payable.
3) Unforeseen Cancellations
If we are forced to cancel your booking for any reason outside our control we will endeavour to offer you alternative accommodation at no extra cost to you. Should we not be able to provide suitable alternative accommodation we will reimburse any monies already paid by you. We will be under no further obligation or liability for any losses or expenses arising from the cancellation.
4) Cancellation by us
We reserve the right to cancel any booking without a refund should you or any member of your party cause damage to the property, its furniture or contents or should you create a disturbance to any other rooms or our neighbours.
In the event of any breakages, damage or exceptional cleaning required after the room is vacated we will notify the Guest within 36 hours of any costs incurred and will charge this payment to the Guests credit card. We reserve the right to charge for damage, missing or soiled items using a new for old policy.
6) Number of Occupants
The number of people staying must not exceed the maximum number agreed at the time of booking for each room. If we become aware that the number of people staying exceeds the maximum number we reserve the right to ask the entire party to vacate the premises. In these circumstances there will be no refund for unused days.
7) Lost Keys
A charge of £10 will be made for each lost key.
The rooms are serviced daily.
Linen is changed with each new change over or after 4 days if the stay is for a week. We encourage guests not to request new towels everyday, however, if this is required they should be left in the bath or shower and will be replaced. Towels will be replaced after 3 days.
10) Candles and Fireworks
We do not allow the use of candles or fireworks anywhere on the premises.
11) Right of Entry
The Guest(s) will allow the owners of The Millbrook Guest House access to rooms at all reasonable times for purposes of inspection or to carry out any repairs or maintenance.
If you have any concerns regarding your room, please notify us whilst you are still at the property, it is much easier to rectify an issue whilst you are still at the property.
13) Liability and Insurance
The Millbrook Guest House and its agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. We cannot, in any circumstances, accept liability for any personal injury, loss of life, damage, loss or accident to personal property. Guests are advised to ensure their own insurance covers any loss or damage to personal property during their stay and to ensure adequate personal and travel insurance is taken out.
We do not allow pets at the property.
Children over the age of 8 years old are welcome at the property, however, they are the responsibility, at all times, of their parents/guardians. We do not accept any responsibility for children whilst visiting The Millbrook Guest House. It is requested that children are well behaved at all times whilst using the B&B. Children under the age of 14 are not permitted to sleep in rooms on their own, or with another person under the age of 18, an adult must be present.
16) Disabled Access
Access to the B&B is via the front door and guests need to be able to climb 4 steps. If guests require assistance of any kind they are requested to bring someone with them. We cannot supply staff to lift or personally assist guests.
There is a strict non-smoking policy in the B&B. If you are found smoking, you will be asked to leave without a refund. An extra £100 fine will be charged to your debit/credit card if the room or any indoor area of the B&B has been smoked in.
If you would like to smoke, you may use the garden. We kindly ask request that guests do not smoke by the front door or on the car park.
18) We regret that we are unable to accommodate Stag or Hen parties.
19) Lost Property
Lost property is kept for one month after departure, please contact us if you think you may have left something at the B&B. There is a £10 charge for items to be returned by Royal Mail.
